It's easy to get carried away with renovating or updating the inside of our homes. We're all guilty of this, even me. More often than not, when all is said and done, there's very little cash available for what is potentially one of the most important components of any home improvement, the street perspective or 'curb appeal'. Luckily, this can be achieved with minimal damage to your purse, chequebook or credit card.

The next time you arrive home or even now if you're not busy, walk across the street to get a full view of your home and it's surroundings.

o What is your first impression of your home and yard area?

o What are the best exterior features of your home? How can you enhance them?

o What are the worst exterior features of your home? How can you minimise or improve them?

o Is the visual approach to your home clean and tidy? What can you do to make it more attractive?

Honest answers to these questions will provide you with a list of problem area's requiring thought and action. Divide your list into three main areas with the headings Clean, Repair and Replace.

'REFRESH'

This is the cheapest method of adding curb appeal to any property. Remember that a cluttered perspective will always take the focus off what's really important, 'the home'; so keep it free of your belongings. Start by returning garden implements and toys to where they live when not in use. If there's a car parked on the lawn, move it to either the garage or street. Allow a potential buyer, valuer, passer by or friend to appreciate the uninterrupted beauty of your home.

With your garden now free of all man made debris, I suggest mowing the lawns, and edging your driveway and footpath. If your neighbours have a relaxed approach to gardening then I suggest mowing their nature strips also. This move will only enhance what you're about to achieve. Go on a weed pulling frenzy and remove all unsightly contenders. This applies to the weeds growing in your gutters also. Prune back over grown plants and trees and remove anything that's dead or on its last legs.

With your front lawn and garden looking like it's had the once over from the likes of 'Backyard Blitz', I suggest entertaining the idea of hiring a hi-pressure washing unit. You'll find one at either Kennard's or Bunning's for a reasonable daily rate and it won't compromise your local water restrictions either. With a firm grip, detergent and degreaser, you'll soon have your grimy driveway, dirty weatherboards and brickwork, windows, facia and gutters looking like new again.

REPAIR

We all put up with the failings of our homes on a daily basis and it's sad to acknowledge that they only increase in number as the years go by. Again, if you intend to sell or reap the rewards of revaluation, these daily reminders of complacency must be addressed. Start with your letterbox. Does it suit your home and is it visible from the street? Is it accessible at all? Make sure it is and have your street number clearly marked.

Ensure that your front and side fencing is in reasonable condition and replace missing or broken palings.

Check to see that guttering and down pipes are rust free and in good working order. If they have suffered the affects of tennis ball retrieval or general foolishness then I suggest replacement or a damn good panel beating. Limiting replacement to the front of your home will keep costs down and create the look you're after.

If your home is a single story and has a tiled roof, I suggest a closer inspection to observe its condition. It's always a great idea to replace any broken or chipped tiles and clean all sections visible from the road with either a high-pressure washer or compressed air. Due to height and safety, this is probably a job for your hubby, boyfriend or handyman, unless of course you feel the need to flex your equal opportunity muscle. Having your roof professionally restored may prove exorbitant, however it's worth considering depending on existing roof condition and expected returns.

If your front entry light is missing its cover, then endeavour to replace it. Often second hand stores or demolition yards will have exactly what you need, at pocket change prices.
Repair any bent fly wire frames and torn screens. Your local window manufacturer will be able to offer you a cost effective solution to this problem.

REPLACE

Replacement of any home asset or feature should be a matter of last resort, especially at the end of a renovation or upgrade. However in some cases it can be the difference between a guaranteed sale and thousands in profit.

Features worth addressing are those that a homeowner will interact with or benefit from on a daily basis. These include the letterbox, driveway, entry lighting, security door, front door, TV antennae, and the obligatory fresh coat of paint. It is important to note that the financial attention you afford these amenities need not be significant. The art of renovating be it inside or out of the home, should always revolve around the idea that a thing or space should look expensive without having cost as much. This is what we call 'perceived value'.

Achieving curb appeal will not always require you to replace or repair. Instead it will inevitably require you to remove and tidy. This action will always be a cost effective one for all concerned. If not for a monetary gain, at the very least, do it for yourself and family. Get heads turning for all the right reasons, with 'curb appeal'.

What parts of my vehicle will the inspection address?

When should I get my vehicle inspected?

If you are currently driving a vehicle registered in Texas, you should get your vehicle inspected in the month showing on your current inspection sticker. While an inspection certificate expires on the last day of the month indicated on your windshield sticker, there is a five-day grace period after the last day of the month for motorists to obtain their new sticker.

The most common problems that prevent a vehicle from passing inspection are those concerning windshield wiper blades, brakes, parking brakes, tires, and bulbs, including turn signals, headlights, and stop lights.

So often small service businesses fail to exploit niches, which have little if any competition. I know as I built my companies we always tried to identify all the market niches and go after them. We were not always able to succeed at everything, occasionally we would fail; it happened more than I would care to admit, but those are lessons learned. The best way to get to success is to learn from the challenges of the past and so in my office I have a huge trashcan, bigger than any executive you will ever meet. And it is always full. That's okay. Let me tell you about one of the more successful niches we discovered in the pressure washing business; tractor cleaning.

One problem we had back when we got into the market was that Greenspan and the Fed had been raising the rates so new home starts started to decline and many new developments have been put on hold. This was 10-years ago in a different economy and a different market. It also affected the building Industry and the price of off road diesel fuel was up. Interesting we see the same things happening now today, but a slightly different result as home sales are still going even though the economy is showing a slow down in some sectors.

There is no need to wash tractors, which are sitting, idle or dormant and when we started into the business of heavy equipment cleaning this is where we were at, so we started by offering this franchise as a module to our franchisees of truck wash guys http://www.truckwashguy.com . Since it is similar in nature the type of cleaning done, plus all the companies who own tractors also own trucks to move them, water trucks, and other units, which the truck wash guys would normally wash. So it made sense to go after this niche even in a down economy at the time. Also it made sense to look at agricultural tractor cleaning because no matter what the economy does people have to eat, right? We decided to offer this franchise module with a separate franchise agreement for another ,000.00 only. In Heavy Equipment cleaning there is allot of important information they must know and safety issues are very unforgiving when working around heavy equipment. The only real qualifications in the tractor wash guys business are that the franchisee be a man type man or a tuff woman. A young executive college type student may not like this type
of work. The money is very good. I remember times earning nearly ,000 on
a weekend cleaning tractors working 24 hours a day for two days and getting
greasy to the point you could not tell what nationality I was. Well, if you have not guessed it I am a white guy, but if you saw me with a bunch of black guys you would swear I was one of the brothers. At night you are working with steam and in a giant cloudbank of sauna type fog. When you cool down you are soaked, greasy and tired. It is like the playing football in the mud with a bunch of brutes, which do not care about pain. So it takes a real tough person. But the money is great. Obviously this is not the same person type who comes to your parking lot to detail your BMW who wears varneys and Nike High Tops.

We do all kinds of equipment and also strip paint for refurbishing, and detailing cabs for equipment auctions. I started this business because the demand is high for quality companies who can provide this type of service. Generally the types of independents who do this type of steam cleaning are not understanding of how to go about the business aspect of it. Many of the new corporate farmers run them like HMOs and the large construction companies have procedures and insurance requirements. They can no longer hire the company who rolls up chewing tobacco and says, "Y'ALL need them things kleen or naut?" They have the OSHA to deal with and the NPDES Requirements and the EPA screaming down their neck. There is just no way to hire the independent guy who cannot follow the rules. We know the way to do it. Give me a hard worker and we will give him a great franchise cleaning equipment and tractors, I use to say. We have been perfecting this co-brand for two years and have brought several people onto our team who have helped. It needs to be its own franchise.

It is a market sector overlooked but is necessary and anyone in the pressure washing business needs to look into this niche. A new Caterpillar engine cost in excess of ,000.00 it cannot over heat, which is what happens if the radiator flanges are not kept free from dirt and grease. Also the blades on scrappers have to be replaced and welded on and cannot be welded when they are all greasy. Welders make .00 per hour so they do not want them cleaning equipment. equipment including the fact that operators are Union and do not have to work in unfair conditions around greasy walk ways which cause safety issues or in a dust ridden cab or be exposed to unnecessary fire hazards or unsafe conditions. Also is the railroad industry, major work available there. One of our franchisees worked for the railroad industry as a terminal rail master. We have the inside track to the purchasing process for the major
railroads. Some of the contracts are intense. One we recently found out about was over 500,000 dollars on a two-year contract.
